Our client was experiencing water ingress into there bedroom and back bathroom situated in the back addition of them roof area . Although there roof had been replaced around 25 years ago they had not installed lead flashing’s at the time as they used a dental detail which is a fixed cement flashing detail with a tile in the place of the fillet. This type of flashing detail is not used in today’s building standards due to them not being able to withstand movement as they are prone to cracking. We remedied the this by replacing the dentils with new code 4 milled lead flashing’s and stop bead and render finish to the remaining of the parapet wall to give them a new lease of life. This option was carried out in less than a day without the need of exposing the contents of the property inside to the elements (apart from the leak in the bathroom and bedroom that they were experiencing.
This overlay option over the existing dental flashing has a number of benefits . Firstly by not taking the cement off you are limiting the damage to the undersarking felt which is usually stuck to the cement when stripping off. there is less chance of stress fractures to the tiles and finally the Price!!!
